At Cancorps Development Custom Homes., we are looking for more clients to design and/or build dream homes for.  If you do not have architectural drawing yet, we can accommodate providing an amazing original design. If you already have architectural drawings, we can provide budget prices within 48 hours and provide all of the construction to turn your dream design into reality.

We will handle the demolition of the existing structure, construction of your new home, and the entire landscaping package. We also provide home additions and second story  construction at a reasonable cost to fit your budget.

We can provide all or some of the services mentioned above depending on your scenario and wishes. We offer several grades of construction and finishing details. The levels are Silver, Gold, Platinum, and “Off the Charts”.

We also offer a complete secure virtual cloud management system that allows you access to scheduling, documents, project pictures, 24/7 messaging and communication, change order approvals and product selections and onsite security cameras for you to view the construction site on your mobile device at your fingertips.

THE DESIGN PROCESS:

We provide a builder’s package survey of your existing property (property lines, topography, right of ways, etc.

We set up a design meeting to go through your vision with our in-house design team.

We utilize your design inspiration to create your home’s floor plan and exterior elevation – included is also interior and exterior full renderings to help visualize the home as it would be built.

Should this be something you’re still interested in proceeding with, we would discuss the next steps of providing all required plans for building permit submission.

DESIGN PACKAGE - PRICING

Three options Cost:

Stage 1:

Just the Design. The custom floor plan and elevation.  As much time as required (revisions until you’re happy).

Starting from $10,000+HST.

Stage 2:

Design, Survey and Renderings (interior and exterior).

Starting from $20,000+HST.

Stage 3:

Full Survey, Design, and Permit Ready Drawings for Building Permit Application. BONUS: Also, includes our interior design specialist for all finishes selection (full interior and exterior renderings), decorative choices, and color selection.

THE CONCORPS DEVELOPMENT PROCESS

Step 1: Initial Phone Call

  • Gather customer information
  • Discuss project scope in preliminary detail
  • Answer initial customer questions
  • Determine if it is a fit to set up an initial consultation

Step 2: Introductory Meeting

  • Discuss the client’s wish list and Inspirational images in further detail
  • Detail features about the project: le. 10 Ft ceilings, Glass railings, stone cladding, open concept, etc.
  • Gather information about the existing house conditions, lot size, access, etc.
  • Initial budget and timelines discussion

Step 3: Site Visit Meeting

  • Renovation: Site walkthrough to review scope of work in more detail, confirm measurements, structural elements, and any issues.
  • Take photographs
  • Discuss key project timelines
  • New Build: Client’s can visit some of Cancorps Development projects that are currently under construction to get a sense of quality and discuss ideas

Step 4: Sign Agreement

Client’s will review and finalize the Cancorps Development contract which will outline the entire scope of work and would include subsequent schedules of: Scope of Work, Finish Allowances, Extra’s, Payment schedule, Warranty, etc.

 

Step 5: Initial Design Consultation

  • Client’s will meet with our Architect to discuss initial parameters about the project.
  • Architect will review the client’s survey, site documentation, and inspirational images to get a better understanding of the client’s style and the types of features they want to achieve.
  • Rough-sketches of layouts and elevations to get a solid grasp of the project
  • Initial zoning by-law review will be completed and permitting timelines discussed

Step 6: Design Development Meeting

  • Design meeting to finalize the design including all plans, elevations, and site plan.
  • Preparation of 3D computer generated rendering
  • Further client meeting and correspondence

Step 7: Construction Plans And Budget Meeting

  • Meeting to include client’s and senior Project manager to discuss the updated budget based on the Architectural plans as to date
  • If needed, revisions to the drawings to be discussed to adhere to the original budget
  • Ideas and suggestions to the structural, mechanical, and architectural drawing package in order to remain on-budget
  • Review of overall costs and finish selections
  • Review of any construction related issues that may affect timelines, ie. Access, shoring, de­watering etc.
  • Following drawing package approval and final budget sign-off, Building permits will be submitted

Step 8: Start Of Construction

  • Initial site meeting with client’s and site super/project manager to get organized on timelines and any further site issues
  • Site set-up of: Initial materials, safety equipment, Disposal, Hoarding, fencing etc
  • Discuss overall construction schedule and key milestones

Step 9: During Construction

  • Constant communication through Builder Trend project management software where clients can view progress pictures and descriptions
  • Office and site meetings to discuss key milestone completions and overall schedule
  • Site visits from Architect, Engineer, and building inspectors to confirm structural elements

Step 10: Post Construction Service

  • Final cleaning and presentation
  • Final client package turnover complete with all drawings, documents, payment receipts, and sign-offs.
  • Final review of warranty and inclusions
  • Continuous service work and communication during the entire warranty period
  • Annual site visit to make sure all mechanical systems are working correctly.

Warranty:

PEACE OF MIND

We want you to have peace of mind when choosing us as your new home builder or renovator. We offer a comprehensive 5 year warranty for new homes and a 2 year warranty on renovated homes, commercial unit or medical office. All new homes will be registered with Tarion and have a 7 year extended warranty. Contact us for more information on our warranties. 

WHAT’S COVERED?

Builders in Ontario are deemed to provide statutory warranty coverage as described in the ONTARIO NEW HOME WARRANTIES PLAN ACT.

This coverage includes:

  • PROTECTION FOR DEPOSITS;
  • Protection against FINANCIAL LOSS FOR CONTRACT HOMES;
  • Compensation for DELAYS IN CLOSING OR OCCUPANCY;
  • Protection against UNAUTHORIZED SUBSTITUTIONS;
  • ONE AND TWO YEAR WARRANTIESfor certain defects in work and materials;
  • A SEVEN YEAR WARRANTYfor major structural defects; and
  • Coverage for CONDOMINIUM COMMON ELEMENTS (the common or shared area of condominium buildings.)

The maximum statutory warranty coverage available for new homes and condominium units is $300,000. The maximum coverage for condominium common elements is $50,000 times the number of units, up to a maximum of $2.5 million.  There is a maximum of $15,000 for warranted damage caused by environmentally harmful substances or hazards and a maximum of $25,000 for coverage of septic systems.

TARION’S ROLE

Tarion ensures new home buyers receive the statutory warranty coverage they are entitled to under the Act.  Most issues are resolved by builders without involvement by Tarion, however we will intervene if a builder fails to honour their warranty obligations.

Statutory warranty coverage is different from the warranties for items provided by manufacturers, suppliers or subcontractors (such as appliances or flooring).  Claims for these items should be made directly to the product provider.

The statutory warranty protection is broad, but it is not all inclusive. The warranty coverage has limitations and exclusions. Home buyers are encouraged to understand the scope of warranty coverage by reading this website and the HOMEOWNER INFORMATION PACKAGE, which is an important publication created by Tarion, providing a general overview of warranty coverage. The statutory warranties are in addition to any warranties or rights the homebuyer may have under contract or otherwise.
